Degreasing natural stone can be challenging because of its porosity. Harsh chemicals can compromise the integrity of the slate and cause premature degeneration. Impregnating the stone with professional grade sealer will keep the smoke and grease from deeply staining the tiles.
Proper sealing also increases the effectiveness of daily maintenance. Always remember to use a ph neutral cleaner on all of your natural stone surfaces.
Many clients opt to use an enhancing* impregnator to deepen and intensify the colors of slate and natural stone. Slate is an excellent candidate for enhancement because of the variety of colors.

Shower Care Tips
A shower can be a relaxing reprieve from a humid busy workday or a refreshing end to a vacation day at the beach. But if a shower stall is covered in soap scum, buildup or mildew, the experience can be less than enjoyable.
One of the big problems in showers is soap scum buildup. Soap scum is a combination of soap plus minerals, so not only does the lime scale make the soap scum stick, but hard water produces more soap scum.
In Maui, very hard water lends to extra soap scum and waterspots in the shower, both on the walls and the glass.
Glass has microscopic ridges and valleys that collect soap scum and lime scale. If left untreated, this can cause deterioration which causes glass to collect hard water stains at a faster rate. The best plan of action for shower glass is to get it and keep it spot free with regular maintenance. Coarse abrasives to remove water spots are not recommended because they can provide a temporary solution, but cause a bigger problem in the long run.
To reduce soap scum and waterspots:
- Switch to Bath Gel instead of bar soap
- Use a squeegee on shower glass and walls after each shower
- Use a daily cleaner on shower surfaces when sunscreen and tanning oils are used (waxes and oils contribute to soap scum build up)
Deep Clean and Seal Showers, Glass and Grout with a hydrophobic impregnator. Deep cleaning is required to prepare for sealing. Water repellant penetrating sealers help water to bead or sheet off of surfaces. This helps slow buildup and is part of a good maintenance program.

7 Tips to Prevent Stains - Tile and Grout Care
1. Mop with a rinse bucket. Always use a bucket to keep mop heads clean. It reduces the amount of dirty water the floor is exposed to and helps prevent residual films that attract dirt from forming.
2. Squeegee showers and flooring. Keeping water off your tile surfaces prevents waterspotting and hard waterstain buildup.
3. Redirect irrigation away from exterior flooring. In Hawaii, standing water will leave behind a heavy brown or reddish layer anywhere water has puddled and dried repeatedly. Reducing the amount of standing water by redirecting irrigation and sweeping standing water away reduces the staining effect on the tiles.
4. Apply a suitable mildewcide in showers at servicing. Tile professionals may treat shower grout with a product like MicroBan or the green version, Benefect is a good way to prevent and reduce, or at best stop, mold growth.
5. Service Level Cleanings Have regular professional maintenance done regularly, especially on exterior and shower tile. Know the difference between a maintenance cleaning (extraction style which may or may not remove all the deposits) and a service level cleaning which deeply cleans to prepare for resealing.
6. Regular sealing of grout - On a porcelain or ceramic tile, the glaze protects the tile itself, so sealing is really to protect the grout from water or oil based staining. We recommend impregnating sealers or penetrating sealers.
Sealing does not prevent dirt from accumulating in the grout joints, but it does prevent water from dissolving the dirt and penetrating it deep into the grout. It prevents the deep stains that permanently discolor grout.
7. Consult a Professional - Preventing damage to tile glaze is also important. The older the tile is, the more fragile the glaze or protective finish on the tile becomes. Once the glaze is compromised, the tile is on its way to being in need of replacement. Be sure to advise your professional about the age of tile and any patches that seem rough or don't match the original finish of the tile. This damage may not be apparent prior to cleaning if deposits are heavy.

Shower Floors Tips
Clean the shower floors anytime the main floors are getting cleaned instead of waiting until the shower walls will be cleaned - most people clean their floors more often than their showers.
Towel dry or quick mop the shower floor after use. The towel fibers will help pick up soap and debris that would otherwise accumulate on the floor.
Have your shower floor professionally cleaned and sealed with the rest of the flooring. Shower walls (vertical surfaces) require less frequent cleaning than floors, so getting the shower floor done more frequently offers the most value for your service dollar.

Quartzite Pool Deck Clean and Seal Wailea, Maui, Hawaii
This quartzite pool deck is about two years old. It had been pressure washed every six months and looked like it was in good shape when we started. But, it looked amazing after a deep clean and reseal. We didn't take before pictures, because it didn't seem like it would be a dramatic difference but it was. Should I put a topical sealer on my stone or tile?
There are, of course, certain applications where you'd want a total protective layer that a topical coating style sealer provide. We've seen many jobs that wear great and hold up all the way through that 5 year + mark.
When weighing out the pros and cons though, keep these guidelines in mind:
Natural stone needs to breathe. If moisture gets trapped within natural stone, it can cause spalling and issues that are serious problems.
Coatings may wear unevenly in traffic areas.
Coatings must be stripped the next time you reseal, so be sure to count that cost into your budget when you put the initial coating on. Choosing a topical style sealer on will require an ongoing maintenance program that includes stripping or removal. Stripping requires expensive chemicals and expertise to complete properly, and generally doubles the time that a job would take with a penetrating sealer. Failing to properly remove and prepare the surface of any existing sealers will cause flaking and peeling of your new coating. Proper preparation is key in the maintenance resealings.
If you're planning on doing a stripping and resealing job yourself, your most difficult task will be getting the sealer out of the porous grout lines. If you don't get it all the way out prior to resealing, it will be a nightmare later.
That being said, ask your professional if a penetrating or a topical sealer is best in your situation.
Penetrating sealers make use of chemicals whose molecular structure is much smaller than acrylics and epoxies. Their smaller size allows them to penetrate the surface. They are also more sophisticated in their design as they contain fusion forming particulates that seek out compatible molecules in the material they are applied to. Like magnets sticking together, these compatible molecules fill in the microscopic capillaries of the material they are applied to, forming an impenetrable barrier. Most penetrating sealers do not enhance color. They also do not appear glossy and typically do not increase the slip factor. Penetrating sealers are not known to peel or flake. Because they fuse with the material below the surface, penetrating sealers last longer than film forming sealers."

FLOORS - MAINTENANCE PROGRAM
SERVICE CLEANING & SEALING - Always start with a Service Level of cleaning. This means a deep cleaning that pulls out deposits and discoloration of stone, tile and grout - properly preparing the surface for sealing. It takes several steps of scrubbing and agitation and pressure extraction and drying to get the floors ready for sealing. This should be performed every 2-5 years. The determining factor for frequency is a bead test. Check your sealer condition on the grout lines or natural stone with a bead test in multiple areas, which shows if your sealer has deteriorated or if it is still protecting the floors. If water does not clearly bead, get a service performed by a professional.
LIGHT MAINTENANCE CLEANING - May be performed every 6-12 months and may only require traffic area light scrub and a pressure extraction. The sealer should still be intact. This level of service is for floors which have only a surface level of deposits and are on a maintenance program. The light maintenance cleanings will delay the need for service level cleanings.
SHOWERS - MAINTENANCE PROGRAM
- SERVICE LEVEL CLEANING & SEALING - Start with this level of service and then begin a maintenance program. The soap scum and deposits will be removed and surfaces deep cleaned. The grout integrity may be reviewed and skim coated. The grout may be treated for discoloration. The shower may be polished or rehoned (if natural stone). The shower walls and floors will be properly dried and resealed with a breatheable penetrating sealer. This service should be performed approximately every two - four years, depending on daily cleaning practices, maintenance, and shower and sealer condition. We recommend stain-proofing (permanent bonding 10 year sealer) tiled shower floors.
- LIGHT CLEANING - This maintenance level of service may or may not include the walls but always includes the floor. It will involve a cleaning and touch up sealing of the shower floor, and may include deposit removal on the walls. We recommend this step to be performed annually as it will delay the need for costlier service level cleanings.
COUNTERS - MAINTENANCE PROGRAM
- Cleaning, polishing and resealing of countertops may be performed every 3-5 years.
- Annual maintenance on kitchen granite may include removal of the buildup around the faucets and a touch up sealer around the sink areas and/or the range.

Natural Stone - Porcelain - Tile Cleaning and Care
Distributors are forced to educate end users on the correct chemicals to use. Distributors say they often find cleaning crews using all-purpose cleaners instead of cleaners specifically formulated for natural stone.
Bill McGarvey, training manager for Philip Rosenau Co., Inc., Warminster, Pa., says most distributors educate their customers on the value of using a neutral pH chemical that is designed for specific stone types. Mostly, it helps end users avoid costly gaffes and unnecessary maintenance down the line.
Most all-purpose cleaners have a pH ranging from slightly acidic to an alkaline base with a pH of 8 to 10. Thus, the use of all-purpose cleaners gradually breaks down the stone’s sealer, removes its protective properties and makes the stone’s natural polish susceptible to dulling, discoloration and irreversible changes.
Stones vulnerability can be greatly minimized by using the correct chemicals and having the stone treated at the time of installation and manufacturer recommended intervals, says Jerry Hoffman, vice president of business development at National Paper & Sanitary Supply Co., Omaha, Neb.
“The first step after a new installation is complete, is to impregnate the stone with a durable sealer,” he says.
The main objective of an impregnator is to protect the interior of natural stone from staining. Impregnator seals help prevent fluids from penetrating below the stone’s surface and into the micro-pore structure. It also makes the stone’s surface easier to clean.
As part of a stone maintenance program, distributors recommend end users keep a record of when the stone was treated, the product used and its service life. Over time the treatment will eventually lose its effectiveness and the stone should be retreated.

Porcelain’s dense, low-absorptive body inhibits the penetration of contaminants and, therefore, is a tile that is easier to maintain than stone. Porcelain not only limits dirt and stains, but also prevents top sealers and most chemicals from penetrating the surface. Also, porcelain tile does not need to be sealed, but does need surface protection to impede dirt collection and improve ease of cleaning.
General maintenance and cleaning of porcelain varies depending on the surface texture and soil load.
Distributors say daily cleaning should be performed with non-oil, non-acidic and non-soap based neutral cleaners diluted to manufacturer recommendations."
