Shower Care Tips

A shower can be a relaxing reprieve from a humid busy workday or a refreshing end to a vacation day at the beach.  But if a shower stall is covered in soap scum, buildup or mildew, the experience can be less than enjoyable.   

One of the big problems in showers is soap scum buildup.  Soap scum is a combination of soap plus minerals, so not only does the lime scale make the soap scum stick, but hard water produces more soap scum.  

In Maui, very hard water lends to extra soap scum and waterspots in the shower, both on the walls and the glass.

Glass has microscopic ridges and valleys that collect soap scum and lime scale.  If left untreated, this can cause deterioration which causes glass to collect hard water stains at a faster rate.  The best plan of action for shower glass is to get it and keep it spot free with regular maintenance.  Coarse abrasives to remove water spots are not recommended because they can provide a temporary solution, but cause a bigger problem in the long run.     

To reduce soap scum and waterspots:


  • Switch to Bath Gel instead of bar soap
  • Use a squeegee on shower glass and walls after each shower
  • Use a daily cleaner on shower surfaces when sunscreen and tanning oils are used (waxes and oils contribute to soap scum build up)

Deep Clean and Seal Showers, Glass and Grout with a hydrophobic impregnator.  Deep cleaning is required to prepare for sealing.  Water repellant penetrating sealers help water to bead or sheet off of surfaces.  This helps slow buildup and is part of a good maintenance program.

A professional stone and tile service will likely include a treatment application of professional mildewcide to slow mold growth and staining.

Shower Care and Cleaning Tips

Keeping showers looking their best is a challenge for property managers and home owners. Standing water, tanning oils and soap buildup can make your shower floors discolor over time.

General Guidelines

Wipe down or squeegee daily

Regularly inspect for missing grout and mold growth. Address those issues promptly.

Regularly clean and reseal the shower floor and walls.

Shower Floors Tips

Clean the shower floors anytime the main floors are getting cleaned instead of waiting until the shower walls will be cleaned - most people clean their floors more often than their showers.

Towel dry or quick mop the shower floor after use. The towel fibers will help pick up soap and debris that would otherwise accumulate on the floor.

Have your shower floor professionally cleaned and sealed with the rest of the flooring. Shower walls (vertical surfaces) require less frequent cleaning than floors, so getting the shower floor done more frequently offers the most value for your service dollar.

Maui water is very  hard and often causes problems with calcium buildup.  Using abrasive methods to remove it can compromise the surface and cause faster buildup over time. 

The processes for removing calcium buildup, hard water stains, water lines and waterspots are determined by what kind of material it is:  glass, glass blocks, tile, or natural stone and where the surface is located: window, shower, pool, floor, or counter.   The method chosen can vary from media blasting, diamond sanding, to machine polishing.   Ask a professional for recommendations.

This outdoor shower head located at a luxury vacation rental in Wailea, Maui, Hawaii had excessive hard water stains and deposits on it. It appeared to have been scrubbed or abraded in the past so we weren't sure what kind of results we'd be able to get. The areas that still have discoloration are actually areas where the finish was compromised and had started to deteriorate away. With professional water spot removal, there will be no damage to the fixtures, surfaces or finish. It was a pleasant surprise to see a major improvement to the fixture and handles appearance as pictured above.

Tip: Abrasives can cause damage to areas with tough deposits.

  • Interior and Exterior Flooring Maintenance Program
    SERVICE CLEANING & SEALING - Always start with a Service Level of cleaning. This means a deep cleaning that pulls out deposits and discoloration of stone, tile and grout - properly preparing the surface for sealing. It takes several steps of scrubbing and agitation and pressure extraction and drying to get the floors ready for sealing. This should be performed every 2-5 years. The determining factor for frequency is a bead test. Check your sealer condition on the grout lines or natural stone with a bead test in multiple areas, which shows if your sealer has deteriorated or if it is still protecting the floors. If water does not clearly bead, get a service performed by a professional.

    LIGHT MAINTENANCE CLEANING - May be performed every 6-12 months and may only require traffic area light scrub and a pressure extraction. The sealer should still be intact. This level of service is for floors which have only a surface level of deposits and are on a maintenance program. The light maintenance cleanings will delay the need for service level cleanings.




SHOWERS - MAINTENANCE PROGRAM



  • SERVICE LEVEL CLEANING & SEALING - Start with this level of service and then begin a maintenance program. The soap scum and deposits will be removed and surfaces deep cleaned. The grout integrity may be reviewed and skim coated. The grout may be treated for discoloration. The shower may be polished or rehoned (if natural stone). The shower walls and floors will be properly dried and resealed with a breatheable penetrating sealer. This service should be performed approximately every two - four years, depending on daily cleaning practices, maintenance, and shower and sealer condition. We recommend stain-proofing (permanent bonding 10 year sealer) tiled shower floors.


  • LIGHT CLEANING - This maintenance level of service may or may not include the walls but always includes the floor. It will involve a cleaning and touch up sealing of the shower floor, and may include deposit removal on the walls. We recommend this step to be performed annually as it will delay the need for costlier service level cleanings.

COUNTERS - MAINTENANCE PROGRAM



  • Cleaning, polishing and resealing of countertops may be performed every 3-5 years.


  • Annual maintenance on kitchen granite may include removal of the buildup around the faucets and a touch up sealer around the sink areas and/or the range.
